Position Description
Position Purpose: Responsible for property tax negotiation and audit in various States as they relate to 7-Eleven’s Real Estate matters and Personal Property assets involving hundreds of Assessment Offices in the U.S. and Canada.
 
Duties and Responsibilities:
1. Negotiate with landlord or landlords authorized representative on complex Real and Personal Property tax payment or reimbursement requests that require technical application of appraisal standards.
2. Review potential tax saving strategies and direct a course of action for filing 4600 Personal Property asset affidavits in 24 States annually.
3. Review Personal Property Audits on hundreds of stores annually and negotiate with Assessment Appraiser/ Auditors to limit our taxable liability for store assets.
4. Maintain professional relationships with Company’s providing consulting services on an outsourced basis for 2 000 plus store locations throughout the U.S. and Canada.
5. Analyze thousands of assessment notices annually and determine a course of action for each proposed assessment.
6. Work with various real estate related professionals both in and outside the company and apply the correct appraisal methodology and tax law to negotiate Real Estate Assessments with Assessor personnel.
7. File formal appeals and prepare for hearings on Real and Personal Property Assessments as deemed appropriate.
8. Represent the company in formal and informal negotiations through written/verbal communication or at appeal hearings.
9. Be willing and able to travel over night as needed or required.
10. Assist the AV Tax Manager with tax planning/strategy and special projects as needed.

Position Requirements
Education/Experience/Skills
 
1. A Bachelors degree in Real Estate, Accounting or Finance.
2. Ten plus years in a Real Estate Appraisal, Consulting or related field of work.
3. Proficient computer skills using Word, Excel and Access.
4. CMI designation or candidate preferred.
5. Position requires a disciplined, goal-oriented, multi tasked and well-organized individual.
6. Must be able to travel overnight a minimum of one week per month.
7. Ability to address Appeal Boards in Trial Court like settings.
8. Knowledge of various 7-Eleven systems ( OneSource Property Tax, Property Management/Override System, PTS – Real Estate System, Records Management, Imaging, Oracle) a plus.
9. Working knowledge of Property Tax Laws in the United States and Canada a plus.
